Certified folio copy or folio PDF: which do you need

Folio documents come in two forms, and choosing the right one depends on what the document is for.

Folio PDF

The folio PDF is a copy of the full folio, showing the property description, registered ownership and all burdens, delivered to your email address. It is the right choice for checking who owns a property, reviewing burdens such as mortgages or rights of way, boundary research and general due diligence. Most orders are for the PDF, and it is the fastest and least expensive option at €24.95.

Certified folio copy

A certified copy is an official copy of the folio suitable for legal and formal use, printed and sent by post. It comes in two versions, with the registry map at €64.95 or without at €54.95. The version with the map is the usual choice where boundaries are part of the matter at hand, such as a boundary dispute or a land transaction. If a solicitor, court or institution has asked you for a certified copy, this is the format they mean.

If you are not sure

Start with the PDF. It shows everything the certified copy shows, and if it turns out a certified copy is needed for a formal process, you can order one afterwards knowing exactly what it will contain. If the document is for your own information, the PDF is all you need.
