If you need the folio number for a property in Ireland, there are a few places it may already be written down, and a search can locate it if not.
Check documents you already have
The folio number appears on land certificates, older title documents, correspondence from your solicitor at the time of purchase, and on mortgage paperwork from your lender. If the property was bought in the last few decades, the purchase file from your solicitor almost certainly quotes it.
Search by address or Eircode
If no paperwork is to hand, the property can be found on the register by its address. An Eircode is the most reliable way to pinpoint a property, particularly in rural areas where many addresses are shared between several houses. Over a third of Irish addresses are not unique without an Eircode, which is why it is worth including if you know it.
What if the property has no folio?
A small proportion of Irish property, mostly older houses in cities, is still unregistered and recorded in the Registry of Deeds instead. In that case there is no folio number to find. If a search comes back empty on a property you know exists, this is the usual explanation.
