How to find out who owns land or property in Ireland

The registered owner of land or property in Ireland is recorded on the folio, the official register entry held for every registered title. If you can identify the folio for a property, you can see who owns it.

What the folio tells you about ownership

Part 2 of every folio lists the registered owner or owners by name, along with the date they were registered. For jointly owned property, all registered owners appear. Where a company owns the land, the company name is recorded. The folio also shows the tenure, the property description and map reference, and any burdens registered against the title such as mortgages or rights of way.

What you need to start

Any one of the following is enough to locate a folio: the folio number itself, the property's Eircode, or the address. A folio number finds the title directly. An Eircode or address is used to locate the property on the register and identify the folio covering it.

Common reasons for checking ownership

Buyers and their solicitors check ownership and burdens before contracts. Neighbours check boundaries and rights of way where land adjoins theirs. Executors and families trace land registered to relatives. Landowners confirm exactly what their own folio records. You do not need to be the owner, or to give a reason, to obtain a folio.

Unregistered land

Most Irish land is registered, and compulsory registration has applied nationwide for years, but some older urban titles remain unregistered. Unregistered ownership is traced through deeds held by the Registry of Deeds rather than a folio.
